What a roof inspection in Tomball actually looks for.
Water does not fall straight down through a roof. It gets in at a joint, tracks along the top of the decking or down a rafter until something stops it, and drops there. That is why the ceiling stain and the actual hole are usually in different rooms, and why patching what you can see so reliably fails.
Any of these is worth a look. Caught in the first season most are a morning's work. Left through a Gulf Coast summer they stop being a roofing bill at all and become a decking, insulation and drywall bill, which is where the money in a neglected roof actually goes.

Storm and hail damage roof repair in Tomball
The roofs replaced after a Texas hailstorm are rarely the ones with shingles in the yard. Hail bruises the mat beneath the surface without taking granules off in any way you can see from the ground. The roof looks like it came through fine and fails later, on a schedule nobody is watching.
Wind does something similar and quieter. It lifts a shingle, breaks the seal that held it down, and sets it back looking exactly as it did before. Nothing is missing. The roof passes a glance from the driveway and lets water in at the next heavy rain.
This is why storm damage is worth having looked at while you still have the option of a repair. Bruising and broken seals are cheap to deal with early and expensive once water has been through the decking for a season. Active leaks go ahead of everything else, and targeted repair is usually still on the table.

Roof repair questions and answers
What is a fair price for a roof repair?
There is no flat rate, because a repair is priced off what failed rather than off the size of the house. Four things move the number: how far the damage actually runs once someone traces it, whether the deck underneath held up, how steep and reachable that part of the roof is, and how many layers are already up there. A split vent boot sits at one end of that range and a rebuilt valley over soft decking at the other. Anyone naming a figure before they have been on the roof is guessing at all four.
What is the most common roof repair?
Most leaks start at a penetration or a joint rather than out in the open field of the shingles — a split vent boot, flashing where the roof meets a wall or a chimney, or a valley that has stopped shedding water cleanly. That is also why the stain on your ceiling is rarely underneath the hole. Caught early these are the cheap repairs. Left alone they become the expensive ones, because the cost ends up in the decking and the framing rather than the roof.
Will insurance cover a 20 year old roof in Texas?
Often, but not necessarily for the full cost — age changes how you are paid more than whether you are covered. Policies generally deal with sudden damage such as wind or hail and generally do not cover wear or a failure that developed slowly. Separately, many Texas policies move from replacement cost to actual cash value once a roof reaches around fifteen years, which takes depreciation off the settlement, and some carriers use a payment schedule tied to roof age instead. The Texas Department of Insurance publishes the difference between the two. It is worth knowing which one your policy uses before you need it. We are not qualified to advise on your policy and will not pretend otherwise.
What is the 25% rule for roofing?
A building code limit, not a roofer’s rule of thumb — which matters, because it is not negotiable. Section R908.3.1 of the International Residential Code caps how much of a roof covering can be torn off and replaced in any twelve-month period at 25 percent, unless the whole covering comes off and is brought up to current code. Tomball is on the 2021 edition. Below that line, repairing in place is usually available to you. Above it, the roof goes to the deck whether you wanted a repair or not.
