Soffit and Fascia Replacement in Tomball, TX

What this actually is.
Fascia is the vertical board your gutters are screwed into. Soffit is the horizontal underside between it and the wall, and it is where the attic does most of its breathing. They are usually the first wood on a house to go, because a gutter that overflows even occasionally pours water straight down the back of the fascia where nobody sees it.
We take off the failed sections, check the rafter tails behind them — which is where the rot has usually gone next — replace the board, and make sure the soffit venting goes back in open rather than sealed or painted over.

What soffit and fascia repair is actually holding up
The fascia is doing more than tidying the edge of the roof. It closes off the rafter ends, it carries the gutter and everything the gutter is holding, and it is the last thing between weather and an open eave. When it softens the gutter fasteners lose their grip, which is why a sagging gutter is so often a wood problem wearing a gutter problem's clothes.
The soffit has a different job entirely. It is the intake side of your attic ventilation and the only route for air to enter the attic low down. A soffit boarded over solid, painted shut, or replaced at some point without vents does not merely look wrong — it stops the roof breathing, and the roof pays for that from underneath.
Both are also the pest barrier, quietly. A gap at the eave is an open door into the attic, and squirrels and wasps find it far faster than you will.
Why soffit and fascia repair cost changes once the boards come off
By the time paint is lifting and the board gives under a thumb, water has been in that wood a long while. It does not stay in the board either. It wicks back along the grain into the rafter tails — the ends of the roof rafters the fascia is nailed to — and those are structural.
That is why a quote on this work can move once it is open. Being told we will know more when the board is off is honest rather than evasive. What you should insist on is the plan for that moment: what happens if the rafter tails are soft, and roughly what it adds.
It is also why replacing the board without looking behind it is bad work. New fascia nailed into rotten rafter tails looks perfect and holds nothing, and the gutter will be pulling away from it again inside two years.
Fix the water before you replace the wood
Wood at the roof edge does not rot on its own. Something is putting water where it should not be, and it is almost always from a short list: a gutter overflowing because it is blocked or badly pitched, a missing or poorly fitted drip edge letting water run back behind the fascia instead of off it, a downspout emptying against the house, or shingles that stop short of the edge.
On the older Tomball streets the answer is usually the first one. Mature pine and oak over the roofline fill a gutter faster than anyone cleans it, the gutter backs up in a downpour, and the water goes over the back edge into the fascia rather than out the front. Replacing the board without dealing with that puts the new wood on exactly the same clock as the old.
Composite and PVC trim resist rot better and are worth asking about, but they do not fix the cause either — they just take longer to show you it is still running. Find the water, correct it, then replace the wood. Anyone going straight to boards without asking where the water came from is selling you the same job twice.

How many linear feet
The main driver. One bad run above the garage is a small job; going round the whole house is a different order of work, and the price follows the feet rather than the severity.
Height and access
Single-storey eaves reachable off ladders are straightforward. Two-storey work needs staging and takes longer for the same length of board.
What is behind the boards
If the rafter tails have gone soft they get cut back and sistered before any trim goes on. That is the line where this stops being a trim job, and it is the reason the plan for that moment matters more than the headline price.
Material
Painted wood, composite, PVC, and aluminium wrap over existing wood all sit at different prices and different lifespans. Wrap is the cheapest and the one most likely to hide rot rather than remove it.
What to ask before you hire anyone.
Texas does not license roofing contractors, so the checks nobody did for you are the checks you make yourself. Four that are worth the awkwardness.
- What does the wood behind this actually look like?
The rafter tails are the structural part and where rot travels next. Somebody has to have looked, and be willing to commit to looking before it is closed up again. - Why did it rot, and is that cause being dealt with?
Boards do not rot without a water source. A quote that names the cause is a quote for a repair; one that does not is a quote for doing this again in a few years. - Are the soffit vents going back in open?
The soffit is your attic intake. Replacing it without vents, or with the vents painted shut, quietly converts a trim job into a ventilation problem that shows up later as an early roof. - Are you wrapping over the existing board or replacing it?
Aluminium wrap over soft wood looks finished and holds nothing. There are places wrap is reasonable, and rotten timber is not one of them.

Why did it rot in the first place?
Water arriving where it should not, almost always. Blocked or badly pitched gutters, a missing drip edge, a downspout emptying against the wall, or shingles stopping short of the edge. Under Tomball's older tree cover the blocked gutter is the usual culprit.
Can I just replace part of it?
Yes, and often that is the right call. Rot travels along the grain rather than jumping, so a run can be cut back to sound wood and pieced. What you should not do is stop at the painted section and assume the rot did too.
Does this affect my attic ventilation?
Directly. The soffit is the intake half of the system. Replace it without vents, or with them painted over, and you have closed the only low-level air path into the attic — which the roof pays for from the underside, years later.
Is this a roofer's job or a carpenter's?
Either can replace a board. A roofer is the better call when the cause is on the roof, which it usually is, and when the soffit venting has to go back in correctly. If nobody looks at the drip edge and the gutters, it is carpentry rather than a repair.
Should I do the gutters at the same time?
Usually, yes. The gutter has to come off to replace the fascia anyway, so the labour is already spent, and if the gutter was the reason the wood rotted then rehanging the same badly pitched run puts the new board on the old clock.
Is composite or PVC worth the extra?
Often, at the roof edge specifically, because that is where wood gets wettest. They resist rot in a way painted timber does not. They will not fix a water source, though — they just fail more slowly while it carries on.
Something is living in my eave. Do I call a roofer first?
No. Get the animals out first, through a wildlife or pest company, then have the opening closed properly. Sealing a gap with a squirrel still inside creates a worse problem, and the damage one does getting out is usually bigger than the hole it came in through.
