How do I know if my roof needs repair?
Look for the things a failing roof leaves behind: a ceiling mark that spreads after each rain, shingles lifted or gone, coarse grit at the foot of a downspout, pinpoints of light through the attic decking, or one patch of insulation that is darker and flatter than the rest. Storm damage frequently comes first with nothing showing indoors at all, which is why a look after a big storm is worth it even when the ceilings are dry.
Can a roof be repaired instead of replaced?
More often than people are told. When the deck is sound and the failure is limited to one area, the fix is local and so is the price. Why is my new roof already leaking?
Because a young roof that leaks has almost never worn out — something was finished badly. A pipe boot, a length of step flashing, a valley detail. That is a workmanship problem, and on a new roof it may well still be under the installer's workmanship warranty or the material warranty. Find the paperwork before you pay anyone to fix it.
Why does attic ventilation matter here?
Because a Houston attic without airflow bakes the roof from the inside. Shingles lose their life well ahead of their rating, and moisture meant to leave through the vents condenses on the plywood instead. Several shingle manufacturers will also decline a warranty claim if the attic was not ventilated to their specification.
Should I file an insurance claim?
For sudden storm, wind or hail damage it is often worth it. Before anything gets repaired — including a tarp — photograph the lot, inside and out, then speak to your carrier early. What drives it is how far the damage has actually spread, whether the plywood held, how steep and reachable that section is, and how many old layers sit underneath. To give the far end of the scale, published figures put most Houston-area reroofs in architectural asphalt at roughly $7,500 to $16,500 in 2026. Any repair quote given without a visit is a guess.
How much would it cost to repair my roof?
Not something anyone can tell you honestly from a description, and the reason is the useful part. One water stain on a ceiling can trace back to a twenty-minute boot swap or to a stretch of decking that has been soaking for two winters, and those two jobs are nowhere near each other on price. The inspection and the written estimate are free, so the real number is available without committing to anything.
What is the 25% rule for roofing?
A code provision, not folklore. International Residential Code section R908.3.1 limits removal and replacement to 25 percent of a roof covering within any twelve months; beyond that, the whole covering has to come off and go back to current code. What is considered an old roof in Texas?
In practice, anything past about fifteen years — because that is roughly where insurers and home buyers start treating it as old, whatever its condition. Many Texas policies change how they pay on a roof around that age, moving from replacement cost toward actual cash value, so it is worth reading how yours handles it. Physically, condition wins over age every time: a well-vented twenty-year roof can outlast a neglected twelve-year one.
Should a 20 year old roof be replaced?
Only if it is actually finished, and the date alone does not tell you that. Look at the field and the deck: granules gone, edges brittle, leaks turning up in several places instead of one, soft spots when you walk it. A twenty-year roof that breathed properly and has a single split boot needs a boot, not a roof. A replacement quoted off the age with nobody having been up there is a sales figure.
What are the signs my roof needs replacing?
It is the pattern, not any one sign. Leaks appearing in several unconnected places; grit piling at the downspouts; shingles cupping, curling or snapping at the edge; bare mat showing through; soft or daylit decking seen from the attic. A single leak is a repair. Three leaks in three places on the same roof mean the covering has reached its end rather than sprung a hole.
What is the best time of year to replace a roof?
Along this part of the Gulf Coast, from autumn into early spring. The window sits between two problems: sealant strips on the shingles need warmth to bond, so a truly cold day means hand-sealing, while at 100 degrees and up the shingles turn soft enough to scuff and slip out of line underfoot. Autumn has the bonus of following the summer storm rush, when every crew is booked and half the county is on the phone to their insurer.
How can I afford a roof repair?
Start with three things. If a storm did it, the policy is the first place to look, since that is its purpose. The urgent work and the work that can wait can usually be separated — stop the water now, schedule the rest, and have that split written on the estimate. And financing is common; if you take it, compare the terms, not just the monthly payment. What to avoid is the cheapest possible patch on a roof that needs more, because that is the reliable route to paying for the same roof twice.
